WALL TOWNSHIP — The Wall Township Planning Board passed an application to subdivide a lot on Belmar Boulevard Monday night, granting owners and siblings Matt Meccia and Maryann Caropardo permission to establish two residential lots on the property.
The property, located at 1770-1772 Belmar Blvd., Block 118.01, Lot 46.01, 46.02, Zone R-7.5, required variances for the shape of the lot, size of the existing shed on site and driveway setback.
The 44,463-square-foot lot tract is enclosed in three directions; properties to the north and east and on Walnut Street in R-10 and Juliette Drive to west.
Lot 46.02, the piece of land Mr. Meccia intends to build a separate building on, measures at exactly 15,000 square feet.
The application states that the subdivision’s purpose is to take down remnants of a previous commercial building on lot 46.02, clearing up space for Mr. Meccia’s property to have more backyard space for his existing pool and addition of a bocce ball court.
“Coming out of [living in] Belmar, the lots are tiny, and I wanted some property for the dog and myself,” Mr. Meccia testified. “We’re basically making an entertaining area in the backyard…and the bocce ball court, of course.”
The application was approved unanimously by the board, with a motion and second from board members Stephen Barlow and Amanda Agnello. Fellow members Christine Shanklin and Joseph Hall were not present.
The board’s next meeting will be Monday, April 22 in the Wall Municipal Building [2700 Allaire Road] at 7 p.m. Meetings are held the second and fourth Mondays of every month.
