BRIELLE — The Brielle Planning Board on June 10 approved site plans for a new townhouse development at 628 Higgins Ave., a 1.33-acre tract that formerly housed Grieco’s Beverages.
The plan is part of a redevelopment agreement with M&D Two LLC, which plans to demolish the existing structures and redevelop the property with a 20-unit residential townhome development. The project consists of 18 three-story and three-bedroom units and two two-bedroom units.
The location was the subject of a builder’s remedy lawsuit and is part of Brielle’s third- and fourth-round Housing Element and Fair Share Plan. As part of the affordable housing plan, the development will include three affordable family rental units and is also eligible for three bonus rental credits, providing the plan with six of its needed 24 units or credits.
The current property’s access is provided by two full-movement driveways along Higgins Avenue. The existing driveways will be consolidated to provide one full-movement driveway along Higgins Avenue.
According to attorney Matthew Posada of Sills Cummis & Gross, who represented M&D, the property will have 48 parking spaces, including eight electric vehicle spaces and two handicapped spaces.
Additional site improvements include drainage modifications, stormwater management infrastructure, new and/or relocated utilities, paving and striping, internal sidewalks and walkways, a new sidewalk, crosswalk and curbing all along Higgins Avenue, a landscaping package, lighting, fencing, internal traffic control signage and a monument sign, according to the application.
According to the application, the project is in accordance and fully complies with the redevelopment plan, and M&D is not seeking any deviations or variances from the plan.
Posada said, “As part of the conversation we had with the board and the public, there were a few comments that the board and the public wanted to see addressed and before moving to a vote wanted to make sure that it could be done, and second that it is consistent with the actual redevelopment plan and…that it was viewed by this board’s professionals.”
