WALL TOWNSHIP — The planning board, at its May 5 meeting, approved an application for The Allegro at Old Mill Road LLC – a project that calls for a 187-unit, age-restricted apartment complex, with 20% set aside for affordable housing, at 1813, 1815 and 1817 Old Mill Road. This development also addresses a portion of the Old Mill redevelopment project.
The preliminary and final major site plan’s application was reviewed by the Wall Township Planning Board over its past several meetings. While board members were wary of continued off-site traffic concerns with the project during the meeting Monday night, the vote to approve the application was unanimous.
The Allegro at Old Mill Road LLC project, known as Allegro Senior Living, is set for Block 270, lot 22 (1813 Old Mill Road), lot 23 (1875 Old Mill Road), part of lot 14 (1601 18th Avenue) and part of lot 24 (1817 Old Mill Road).
The subject site consists of approximately 8.336 acres and is a portion of an area designated by the township committee as an area in need of redevelopment without condemnation, according to vice chairwoman Christine Shanklin.
The project includes one age-restricted apartment building on lot 23.01, comprising 187 units, of which 38 (20%) will be set aside as age-restricted affordable housing units that will also be deed-restricted.
Project planner Christine Nazzaro-Cofone testified Monday night that “We do meet the impact bedroom distribution” for the project’s affordable housing standards, which “is treated differently for senior units than it is for the other family affordable (projects) that you would see.”
“When you do a family affordable project, you must split that between one-, two- and three-bedroom (units). In seniors, you do not,” she said.
