WALL TOWNSHIP — The planning board has approved a plan to add a new building to the medical office complex at 1903 Atlantic Ave. The applicant is William Kurtz, a licensed engineer and property owner of the Westwind Professional Plaza – a complex of three separate medical office buildings at the Atlantic Avenue address.
The planning board unanimously approved, with several variances, Mr. Kurtz’s proposal to build the 2,800-square-foot, one-story office building, during the board’s meeting Monday night. In addition, the board passed a resolution formalizing approval of the 2023 amended Housing Element and Fair Share Plan [HEFSP] — a proposal for the development of 1,250 affordable housing units by this July.
The board first heard Mr. Kurtz’s application – a proposal for an office building containing two for-sale medical units. The building location is currently zoned in the Office Research [OR-5] district, located at block 819; lot 14.02.
Mr. Kurtz purchased the surrounding land to develop the three other medical office buildings in 2011 [totaling 10,000 square feet], now known as Westwind Professional Plaza located on block 14.01. The applicant requested that the board approve a deed consolidation with a technical subdivision for lots 14.01 and lot 14.02 to consolidate both adjacent lots, which would include the new building, into one unit.
The new office building [2,800 square feet and basement storage for a total 5,600 square feet] will be built behind the three other offices, which abut Atlantic Avenue.
