BRIELLE — The Brielle Borough Planning/Zoning Board met on Tuesday, May 10 to discuss a minor subdivision of Block 35.01, Lot 19, at 611 Brielle Avenue. The existing lot is oversized and subdivision will result in two conforming lots of around 6,000 square feet each.
The planning board heard a presentation of the application by Joseph Kociuba of KBA Engineering Services in Manasquan. The application included subdividing a presently oversized lot, renovating an existing home on one of the properties, landscaping work and eliminating a garage structure on one of the lots. This was previously a free-standing garage apartment, which would no longer be allowed with the proposed changes to the lot lines.
There is a home on the property, which the owner is planning to preserve depending on the degree of structural work that is needed on the building. The lot is currently owned by JR Knight Development, LLC, and the applicant, James Pittenger, noted that someone was occupying the structure when the lot was purchased, resulting in a delay in a full assessment of the work that needed to be done on the home.
Mr. Pittenger noted that he is committed to ensuring that any new buildings put on the lot conform to the style of typical homes within the borough of Brielle and that he agrees that any development set to take place in the backyard of the property will conform to borough ordinances.
